Lettings — Tenants
In line with the Tenant Fees Act 2019, the only payments we can charge in connection with a tenancy are set out below. We believe in full transparency — there are no hidden charges.
The following permitted payments apply to assured shorthold tenancies and licences in England.

| Rent | As set out in your tenancy agreement. |
| Holding deposit | Capped at one week’s rent. Reserves the property while referencing is carried out and is put towards the first month’s rent on completion. |
| Security deposit (annual rent under £50,000) | Capped at five weeks’ rent. |
| Security deposit (annual rent £50,000 or over) | Capped at six weeks’ rent. |
| Changes to the tenancy (at tenant’s request) | £50 including VAT, or reasonable costs incurred if higher. |
| Early termination (at tenant’s request) | The landlord’s reasonable costs and/or rent due until the tenancy ends or a replacement tenant is found. |
| Default fees | Interest on late rent at 3% above the Bank of England base rate (after 14 days), and the reasonable cost of replacing lost keys or security devices. |
| Utilities & other outgoings | Council tax, utilities, communication services and TV licence where these are the tenant’s responsibility under the agreement. |
